Terms & Conditions

Payments & Fees

  • Rent: Due on or before the 3rd of each calendar month.
  • Late Fee: A penalty of ₹300 per day applies for rent paid after the 3rd.
  • Utilities (Not Included): Electricity and LPG costs are excluded from rent.
  • Electricity: Charged at the commercial EB tariff. 
  • LPG: A 5 kg LPG cylinder can be provided at ₹650 per cylinder.


Stay & Departure

  • Minimum Stay: A minimum stay of 3 months is required. Stays shorter than 3 months will be billed at temporary accommodation rates (2× the regular rent or the applicable daily tariff).
  • Notice Period: A 30-day notice is required to vacate, applicable only after completing the 3-month minimum stay.
  • Security Deposit: A standard deduction of ₹1,000 will be applied upon check-out.
  • If the 30-day notice is not provided, rent equivalent to the notice period will be deducted.
  • Any damages or missing items will be deducted from the security deposit.


House Rules & Conduct

  • Visitors: Visitors of any kind—including parents and family—are strictly prohibited.
  • Prohibited Activities: Smoking is not allowed inside the unit or on the balcony.
  • Alcohol consumption is prohibited. Guests found intoxicated or causing disturbance will be evicted immediately without appeal.
  • Cleanliness: The house must be kept neat and clean at all times. Common kitchen utensils must be cleaned immediately after use.
  • Property & Damage: Guests are financially responsible for any loss or damage to the property. All items provided (individual or shared) must be returned in the same condition as received.
  • Modifications: Running unauthorised wires or cables (broadband, DTH, etc.) is not permitted.


General Conditions

  • Landlord’s Rights: The landlord reserves the right of entry at any time. Rent may be revised with 30 days’ notice.
  • Parking: Two-wheeler parking is available on a first-come, first-served basis. Car parking is available at an additional cost.
  • Liability: Management is not responsible for loss or damage to personal belongings.
  • Enforcement: Violation of any terms may result in immediate eviction, and rent for the notice period will be deducted.
  • Legal Jurisdiction: All disputes or claims will fall under the Chennai Civil Court jurisdiction only.
